Project Management and Construction Management


Stable Inter Co., Ltd. provides construction management, inspection, and quality control (QC) services. This is a key process for ensuring high-quality and accurate construction, requiring systematic inspection by engineers at every stage. The management process includes the following phases:



Pre-Construction Phase

  • Verify the completeness of the construction drawings and specifications as received from the design department.

  • Review the contractor's BOQ (Bill of Quantities).

  • Review the Bill of Quantities (BOQ) and the prices and terms submitted by the contractors.

  • Plan and participate in the contractor selection process, reviewing bid documents, and negotiate if assigned.

  • Analyze and assess the capabilities of bidders based on their company profiles and past performance.

  • Review the drawings and specifications for Value Engineering (VE) purposes.

  • Conduct a joint review of the contract when assigned.

  • Conduct an inspection of the contractor's work progress.


Construction Phase

  • Assign engineers and technicians to oversee the site, in order to inspect and control the quality of construction work and materials used in construction according to the specified conditions.

  • Hold weekly meetings to coordinate between contractors, designers, and project owner representatives.

  • Record the results and report the progress of the construction work, including problems and obstacles, along with suggestions for solutions.

  • Review and certify the work performance and quantity of work completed by contractors for each payment installment.

  • Check if the construction timeline is within the contract period.

  • Conduct a quality control check to ensure the construction meets standards.

  • Provide guidance in analyzing technical problems, methods, and procedures for implementation.

  • Prepare the necessary documents and forms for use in construction.

  • Prepare a list of any additions or subtractions to the construction quantity beyond the original design.


Post-Construction Phase

  • Inspect the construction work and conduct functional tests on various systems.

  • Conduct a defect inspection, send the findings to the contractor for correction, and conduct a follow-up inspection once the corrections are complete.

  • Manage the handover of work along with the project from the contractor.

  • In the event that training is required, coordination will be made with the contractor to ensure they attend the training.

  • Gather user and maintenance manuals, warranty certificates, manufacturer lists, and building keys for delivery to the project owner.

  • Prepare the handover documents for the project.
